Noida and YEIDA Set for Major Transformation by 2041 with Industrial and Residential Expansion
The Uttar Pradesh government has given the green light to two ambitious master plans that will shape the future of Noida and the Yamuna Expressway Industrial Development Authority (YEIDA) over the next 15 years. These plans are designed to turn the region into a significant industrial and residential hub, featuring large-scale infrastructure, new industrial zones, green spaces, and international investment projects.
Noida Master Plan 2041: New Noida’s Expansion
The Noida Master Plan 2041 focuses on the expansion of the Dadri-Noida-Ghaziabad Investment Region (DNGIR), popularly known as New Noida. Covering 80 villages across Gautam Budh Nagar and Bulandshahr districts, this project will be developed in four phases:
- Phase 1 (2024-2027): Covers 3,165 hectares
- Full Expansion (by 2041): Will reach 8,230 hectares
The Noida Authority has allocated ₹1,000 crore for land acquisition to ensure seamless development. The new township will house 6 lakh residents, with carefully planned land use:
- 40% for Industrial Development
- 13% for Residential Areas
- 18% for Green and Recreational Spaces
- 4% for Commercial Zones
- 8% for Institutional Purposes
YEIDA Master Plan 2041: Airport Expansion & Global Investment
The YEIDA Master Plan 2041 spans 226 villages, incorporating 55 villages from Bulandshahr and 131 villages from Gautam Budh Nagar. The project’s first phase has been expanded from 583 sq km to 769 sq km, with an expected population of 37 lakh by 2041.
A key component of the plan is the Noida International Airport expansion in Jewar, covering 6,286.7 hectares. This will drive the growth of aviation-related industries, including aircraft engine manufacturing. Two new land-use categories will be introduced:
- Multiple Use Hospitality (to support tourism and business travelers)
- Multiple Use Industrial (integrating industrial and residential zones for workers)
Major Infrastructure Highlights
- Industrial Development: Land has been allocated for dedicated industrial sectors and logistics hubs to boost economic activity.
- Olympic Park: Planned in sectors 22F and 23B, featuring world-class sports infrastructure.
- International Investment Zones:
- Korean City (Sector 4A) – to attract South Korean businesses
- Japanese City (Sector 5A) – to facilitate Japanese investments
Impact on Real Estate and Economy
The strategic expansion of Noida and YEIDA under the 2041 master plan will significantly boost property values, attract foreign direct investment (FDI), and create thousands of job opportunities. The well-planned infrastructure, combined with eco-friendly spaces and improved connectivity, will make Noida and YEIDA a top destination for businesses and residents alike.
